  1. MIXED USE DEVELOPMENT

    We have a very comprehensive approach to the project. We combined residential areas, so that the distance between home, work and service points can be made on foot in a few minutes.

  2. LAGOON AT YOUR FINGERTIPS

    Our residents can reach the shore of the lagoon within a few minutes and enjoy its facilities, whether it is relaxing on a kayak or bathing on a deck chair.

  3. DESIGNED BY THE BEST

    Mycielski Architecture & Urbanism, shared their knowledge and experience with us during Charette workshops. Architectural code, created by Duany Plater-Zyberk, will additionally create a wonderful living atmosphere.

  4. SAFE STREETS

    Well-designed communication routes, divided into internal and external routes, will ensure safety of the residents. As a result, the youngest will be able to safely spend time outdoors, skating or cycling around.

  5. SQUARES AND PUBLIC SPACES

    Public spaces are needed in order to create a successful neighbourhood. The squares and playgrounds are designed so that, children can play together and neighbours can meet.

  6. READY STREETS

    The construction begins with the infrastructure being put in place (sewer, technological channels, media), and then we proceed to the buildings. The residents move when the whole quarter is complete.

  7. PLANNING

    Jeziorna Area is covered by the City Spatial Development Plan. The rest is covered by terms and conditions stated by the planning regulations. As a result, every resident is aware of the development plans, and thus there are no surprise building works.

  8. RECREATIONAL AREAS

    The charming lagoon is not everything. We have planned a big recreational park for those leading an active lifestyle, pitches, running routes and other facilities.

  9. BEAUTIFUL ARCHITECTURE

    Cosy architecture relates to the local Silesian tradition in the construction industry. In cities, buildings are very different to each other. In our neighbourhood the architecture is consistent, but also preserves a diversity of building types. The range includes both, single-family detached houses and multi family urban villas.

  10. ARCHITECTURAL ORDER

    Written by Duany, Plater-Zyberk architectural code, defines the architectural style of Siewierz Jeziorna. With it, people can be sure that around their house nothing unexpected will be built.

  11. WATER EFFICIENCY

    We look after every drop, the neighbourhood is designed so that the water can be reused. It is collected through the roof guttering system, which drains water into the household tanks, of the detached houses. Whereas the water from the multifamily villas and the roads will be discharged into reservoirs, from which it is drawn for irrigation of the green spaces.

  12. GOOD LOCATION

    Form Jeziorna in 20 minutes you can get to Katowice or many other cities of Silesia. If you want to get to Krakow, it will take you 50 minutes, and in 15 minutes you can get to the closest airport.

  13. PUBLIC TRANSPORT

    Before the first residents moved in, the first bus sop was created. You can reach the city centre without having to use a car, from there, there are many more bus routes available. The railway station in Siewierz will be soon reopened, which will allow for even more transport links.

  14. SAFE NEIGHBOURHOOD

    As pointed out by the American urbanist, Jane Jacob, strong neighbourhood ties also redefine the issue of security, which no longer comes from an external security company, but from the fact that we can count on the watchful eye of a neighbour. That is exactly what our aspirations are whilst designing Siewierz Jeziorna.

  15. ENERGY EFFICIENCY

    We care about high energy efficiency of our buildings, so that residents will pay less for the maintenance of their homes. The energy demand for heating and ventilation of the building is less then 60 kWH/m2/ year.

  16. CAREFULLY DESIGNED ROAD NETWORK

    We though primarily about the users: pedestrians, cyclists and drivers. Pedestrian crossings between the houses, no dead ends, split between internal and external routes, additionally maintenance routes, all of these make the links fast and effective.

  17. MAINTENANCE BACK STREETS

    Everyone likes a beautiful entrance to a house. We do too! Therefore, the elements not so aesthetically pleasing, but essential for operation, such as rubbish bins, electrical boxes are all hidden at the back of the buildings. Maintenance back streets will provide access for those.

  18. RESIDENTS CREATING THE COMMUNITY

    Residents will manage their community. Association of the Sustainable City was created, so that the land maintenance, neighbourhood rules and social initiatives can be agreed.
